1. What does the monthly HOA fee cover?

2. When is my HOA fee due?

HOA fees are due on the 1st of every month. A late fee of $25 will be given if not recieved by the 15th.

Here is the table to match the address to parking #.

4. If someone else's car is parked in my assigned stall, what do I do?

Unauthorized vehicles can be removed at any time from a private stall by contacting the tow company (801-377-6202).

5. As a tenant, can I call the HOA about a problem in my unit?

Unit issues should be discussed first with the landlord. Landlords may then contact the HOA Board if needed. The board is unlikely to respond to questions or comments from residents/guests who are not owners in the complex.

6. How do I contact the HOA?

Unit owners should contact the HOA using the contact information provided in their monthly billing statement. Tenants should contact their landlord or unit owner with questions and/or complaints. The HOA board is unlikely to respond to questions or comments from residents/guests who are not owners in the complex.

7. How do I report a Lake Ridge rule violation?

To report a violation, please have the owner of your unit contact the HOA with the unit number in violation. Violations of Lake Ridge rules will result in a fine assessed to the unit.

8. Who do I contact if a breezeway light is out or for building maintenance issues?

Have your unit owner contact the HOA with the description and location of teh issue.

9. When is the annual general home owner meeting?

All unit owners are invited to attend general home owner meetings. These meetings typically occur around August of every year, however, specific dates are sent out with the monthly HOA fee statements.

10. Why don't we have a full-time company managing Lake Ridge?

Full-time management companies are costly and would require a higher HOA fee. Having a part-time management board keeps the HOA fee lower while delivering the same level of attention to issues at the complex. All board members own units in the complex and are deeply interested and involved in protecting and improving the value of Lake Ridge.

11. Why do we have limited-use visitor parking stalls?

At a general home owners meeting, the owners in attendance unanimously agreed to have limited-use visitor stalls (visitor stalls that would be unavailable during part of the day) in order to make these stalls more available to use by guests visiting the complex. Guests can park overnight in the visitor stalls only after the owner has received written approval from a member of the HOA board.

Guests can park overnight in the visitor stalls only after written approval has been provided by a member of the HOA board.

13. How many individuals can live in a unit?

All units are zoned for (1) a single family, or (2) a maximum of 3 singles. If you have more than 3 singles or more than one family, you are in violation of Orem City law.

14. Since Lake Ridge is a NON-SMOKING community, where can I smoke?

Smoking is prohibited inside any unit or on the grounds of Lake Ridge Condominiums. You must exit the grounds of Lake Ridge in order to smoke or you will be fined. Note that due to UTA ordinances, you can't smoke within 50 feet of the bus stop.

15. Can I leave my personal items in the breezeway?

The breezeways are common areas and cannot be used for storage of supplies, personal property, or trash of any kind. Any items left in the common areas will be considered trash and will be thrown away.

16. What are the rules concerning pets?

Only household pets are allowed with permission granted by the unit owner. Pets that are obnoxious or offensive because of noise, odor, or unsanitary conditions, are not permitted. No dangerous animals are allowed. All pets must be leashed; no pets are permitted to run loose in common areas. Owners are responsible for removal of all pet waste and replacement of damaged landscaped from pets. Contact Orem Police (801-229-7070) directly to report any violations regarding pets.

17. Can I put a "For Rent" or a "For Sale" sign on my balcony railing?

No signs can be displayed on lawns or balcony railings, including "For Sale" or "For Rent" signs. Only one sign can be displayed on the window of the unit.

18. When are quiet hours?

Quiet hours are from 11 p.m. to 7 a.m. for buildings and all common areas. Call Orem Police (801-229-7070) directly to report a violation of quiet hours.

19. What Internet is available?

Comcast Internet is included into the HOA fee and is available to all units. Contact Comcast if this service is not set up in your unit.

20. Where do I get a key to my mailbox?

From the previous residents or contact the post office on 800 East.

21. "How do I know which mailbox is mine?

The mailboxes are not managed by the HOA. Contact the post office on 800 East.

22. Can I install a dish with my unit?

No, the owners have elected not to have satellite dishes installed throughout the complex.
